As property owners and managers, we have undertaken to provide our tenants with one of their most important needs - not just an apartment or a house, but a place to call HOME. In doing so we have also taken on the responsibility to maintain and continually strive to improve the professional standards of our industry. EAA Members need to be informed as to developments and trends within the industry, and need to render their services and opinions using their full training, qualifications and experience in residential rentals. Part of our duty is to always protect the public against fraud, misrepresentation and unethical practice. EAA Members never seek unfair advantage over nor publicly disparage the business practice of reputation of other industry members or the industry as a whole.

Public confidence in the professionalism and integrity of our Members is necessary for the future credibility and success of the Edmonton Apartment Association. This Code of Ethics is not intended to describe the lowest common denominator of permissible performance; rather, it describes the optimum performance the public has a right to expect and makes that performance the "norm" for Members of the Edmonton Apartment Association. The demand for high standards of professional conduct protects the interests and the rights of the Association Members, clients and customers. As such, the Code is and will continue to be a demanding document; a plan for professionalism, capable of including and accommodating every change, challenge and controversy which arises.

Our goal is to preserve and encourage fair and equitable practices and competition among all who are involved in the business of residential property rentals.

  1. Members shall, at all times, conduct their business and personal activities with knowledge of and in compliance with applicable Federal, Provincial and Municipal laws and regulations, and shall maintain the highest moral and ethical standards consistent with membership in and adherence to the bylaws of the Edmonton Apartment Association.
  2. Members shall manage property so as to provide a comfortable residence for their tenants and shall maintain the premises in a manner consistent with the neighborhood standards, the Residential Tenancies Act and their Rental Agreement.
  3. Members shall manage their property in a manner consistent with a responsibility to conserve natural resources and the environment.
  4. Members shall strive to maintain and continually improve the professional standards of the Residential Rental business through education, training and refinement of management skills.
  5. It is the duty of every Member to protect the public against fraud, misrepresentation or unethical practices.
  6. Members shall not be party to any activity that discriminates against a person or persons on the basis of race, color, creed, gender, sexual orientation, family status, national origin or source of income.
  7. Members have a duty to act fairly with tenants in a manner worthy of a Member of the Edmonton Apartment Association.
  8. Members shall not publicly criticize a competitor and they should never express an opinion of a competitor's management or property unless requested professionally to do so. Such an opinion should be given in writing, with adherence to strict professional courtesy and integrity.
  9. A Member should, where practical, enter into written contracts and agreements with clients, suppliers and tenants, and shall honor the terms of those agreements.
  10. Members shall ensure a true representation in all advertising and it shall not contain any false or misleading information, nor shall it offend public standards of good taste.
  11. Members shall seek to maintain an equitable, honorable and cooperative relationship with fellow Members.
  12. Members shall always be aware of their duties and responsibilities and shall act in a manner that will enhance the image and goodwill of the Industry, the Association and its Members.

Each EAA Member pledges to observe the spirit of this Code of Ethics in all dealings and conduct their business in accordance with this Code. In the interpretation of his/her obligations, the EAA Member should always follow the Golden Rule ....

"Do unto others as you would have them do unto you."
